1. Who This Applies To

Lion Cash Buyers is a real estate acquisition service operated by Central Media Company, LLC. We buy homes directly from owners for cash in the Raleigh–Durham, North Carolina area.

This Code applies to everyone who acts on our behalf: owners, employees, contractors, acquisitions partners, virtual assistants, marketing partners, and anyone else representing Lion Cash Buyers in any channel — phone, text, email, social media, direct mail, or in person.

It also applies to our automated systems. Where software sends a message, answers a call, or produces a number on our behalf, it is held to the same standards as a person doing the same thing. Automation is not an excuse for conduct we would not accept from a human being.

2. Being Honest About Who We Are

A great deal of harm in this industry comes from ambiguity about who is on the other end of the conversation. We remove that ambiguity.

Our commitment

You will always be able to find out, quickly and without pushing, who we are, what we do, how we make money, and whether the person closing will be us or someone else.

3. How We Talk About Offers and Numbers

We make money on the spread between what we pay and what an investor will pay. We do not hide that this is our business model.

We encourage every homeowner to get an independent opinion of value.

A cash offer buys speed, certainty, and the ability to sell as-is without repairs, showings, or agent commissions. It is not the same as a retail sale on the open market, and it should not be presented as though it were. If listing with an agent would serve you better, that is worth knowing before you sign anything with us.

4. No Pressure, No Exploitation

We do not use urgency as a weapon.

5. Care in Difficult Situations

Many of the people who contact us are dealing with foreclosure, probate, divorce, inherited property, illness, job loss, or a house they can no longer maintain. These are the circumstances in which pressure does the most damage, so they are the circumstances in which we are most careful.

Our commitment

A person in a hard situation is not an opportunity to extract a better price. If someone would be better served by a path that does not involve us, we will tell them so.

6. Fair Dealing and Non-Discrimination

We buy and sell property without regard to race, color, religion, sex, sexual orientation, gender identity, national origin, familial status, disability, age, military or veteran status, or any other protected characteristic.

7. How and When We Make Contact

We contact people who have asked to hear from us, and we make it easy to stop.

8. Automated Systems and Artificial Intelligence

We use software, including artificial intelligence, to answer calls, respond to messages, produce preliminary estimates, and organize follow-up. We think that is a legitimate way to run a responsive business, and we also think it carries obligations.

Automation scales good behavior and bad behavior equally well.

That is precisely why the rules in this Code apply to our software as strictly as they apply to us. A system that contacts thousands of people can do far more harm than one person on a phone, and it deserves more scrutiny, not less.

9. Our Conduct Toward Cash Buyers

Investors on our buyers list are relying on what we tell them. Misrepresenting a deal is both a breach of trust and a fast way to destroy a business.

People give us sensitive information — financial pressure, family circumstances, the condition of their home — often at a difficult moment.

Anyone who generates leads, sends messages, places calls, or otherwise represents Lion Cash Buyers is expected to meet this Code. That includes marketing agencies, lead vendors, virtual assistants, and dialing or messaging providers.

15. Raising a Concern

If you believe someone acting for Lion Cash Buyers has fallen short of this Code — whether you are a homeowner, a buyer, a partner, a neighbor, or someone who works with us — we want to hear about it.

Reach us at the contacts in Section 17. Tell us what happened, when, and who was involved if you know. We will look into it and respond.

No retaliation. Nobody who raises a concern in good faith will face retaliation for it, and that protection holds whether or not the concern turns out to be substantiated.

16. Enforcement and Review

Breaches of this Code are taken seriously and may result in corrective action, removal from a transaction, or termination of employment or a partner relationship. Where a breach has harmed someone, we work to put it right rather than to limit our exposure.

We review this Code periodically and when our practices change materially — including when we introduce new automated capabilities. The effective date at the top reflects the current version.
